Old millstone landing in sneads ferry Old Millstone Landing is a waterfront community in the quaint coastal fishing village of Sneads Ferry, located in South Eastern North Carolina. Many of the Old Millstone Landing home sites can have piers on Mill Creek, which enters the Intracoastal Water Way at Alligator Bay, just a short boat ride south from the Atlantic Ocean at the New River Inlet. The New River is in the Jacksonville, NC area, which is home to the rapidly expanding Camp LeJeune Marine Base. Old Millstone Landing has many hard to find benefits, one of which is that it is a water front community with about 30 feet of elevation change. This will allow walkout and/or daylight basements. Other sought after attributes are mature hardwood trees in many species, and all of the home sites have areas to build where flood insurance will NOT be required. The lots range in size from 1/2 acre to 2-1/2 acres making the average size about 1 acre. Utilities include ONWASA county water, North Topsail Utilities sewer, cable TV and phones. The roads have concrete curbs rather than unsightly ditches, streetlights, and a beautiful entrance, which includes a stacked stone operating waterwheel. Many different bird species and other wild life have been spotted in the areas pristine estuary environments. These include an Osprey (sea eagle) family who makes the salt marsh their home. There are many acres in Old Millstone Landing neighborhood that are protected as salt marsh and wooded wetlands. Privacy and nature along with water access are community highlights. However, the cosmopolitan coastal city of Wilmington, NC is only above 45 minutes away with excellent health care, many cultural activities and an active nightlife. Rapidly growing Jacksonville, NC is only about 20 minutes away. Sneads Ferry and the entire coastal South Eastern Carolina area have been cited by numerous publications as one of the most desirable places to retire or to start a business. Temperate weather with four seasons is enhanced by an extra long spring and fall with a short winter lasting until the spring flowers start appearing in mid February. It is not unusual to start a winter day at 35 degrees and by mid afternoon be on the sunny beach strolling in only a sweater. Many Northerners mention the generous amount of sunshine as their favorite feature of their new home. The excellent sandy beaches of nearby Topsail Island, fishing in the sounds, rivers, and the Atlantic Ocean along with other water sports are all nearby. Many excellent golf courses are in the area including the highly ranked North Shore Country Club. The cost of living in this coastal paradise is surprisingly reasonable compared to other desirable coastal areas, plus there are no city taxes. Real estate values while still reasonable continue to rise largely due to the influx of new families and retirees wanting an affordable North Carolina coastal life style. New waterfront homes start in the $400,000's with second row homes starting in the $290,000's.
