The overall size of the neighborhood is only about 26 acres, a small, quiet enclave.

The creators of Old Millstone Landing envision a quiet private neighborhood with care being exercised to minimize damage to the native hardwood trees and pristine estuarial environment.  The developers will hold the right to approve construction plans, site plans and grades, for each site. The size minimum is 1600 square feet of living space.  The developers feel a well-executed smaller design is just as desirable as a landmark caliber home. Each homeowner is requested to save as many trees as possible, minimize soil runoff, and control wind blown debris during construction.

 Lot sizes range from one-half to over two and one-half acres, with an average lot having over one acre.

Set back from the road minimum is 25’0”.

Set back from the side yard is 8’0”.

Maximum height at average roofline is 35’0”.     Boat clearance under bridge is approximately 4’ – 6’ of height depending on the tide.  The developer’s 19’ Carolina Skiff has usually able to clear the bridge with extra room to spare.     The normal tide is 8” – 9”

Permits within the AEC Area may be attainable from CAMA (up to 25% of area)

Minimum width of the lot at building line (25’ from road) is 60’ by zoning code, however most of the lots have been designed for minimum 60’ x 60’ home footprints with much longer setbacks. (See square blocks on proposed site plan)  Some lots will allow for much larger homes as well as carriage houses.

Walkout or daylight basements may be possible on many lots.  This is unusual for coastal North Carolina.  The land has nearly 30’ of topography elevation.                                                                                                                   

The roads are asphalt with curbs  – to be taken over by the state NCDOT has issued “basic letter” of approval.

County water to serve all lots (ONWASA).

Underground electric, phone and TV cables will be provided.

The 100-year flood plane line is 8’ above sea level with 10’ of elevation being required for mechanical items clearance.
